Buying property in Raanana: 2026 prices, neighborhoods, advice
Raanana is the city in Israel where an English-speaking or French newcomer settles most easily: an olim community thirty years deep, schools that take children with no Hebrew, a human-scale center around Ahuza Street, and Tel Aviv 25 minutes away. It is also one of the most expensive cities in the Sharon: ₪30,000 to ₪50,000 per m², cottages at ₪8M and up. This guide gives real price ranges by neighborhood, the new Neve Zemer district, and what oleh status changes in the budget.
Raanana in four figures
₪30,000 to ₪50,000 per m² by neighborhood (ranges observed on Madlan and Yad2, Q3 2026); average apartment price in the order of ₪3.3M to ₪3.8M based on listings (Raanana is not in the CBS large-city series); about 85,000 residents, with one of the highest shares of olim in the country; 2.8 to 3.3% gross rental yield. A city of families, expensive because scarce: little land, a single large new district (Neve Zemer), and demand from Anglo and French olim that does not let up.

Prices by neighborhood (observed ranges, Q3 2026)
| Neighborhood | ₪/m² observed | Profile |
|---|---|---|
| City center, Ahuza Street and side streets | 38,000–50,000 | The heart of the city: shops, synagogues, schools on foot. 4- to 8-storey buildings from the 1990s-2020s, a few recent developments on Ahuza at the top of the range. The most sought-after by olim. |
| Neve Zemer (new district, north) | 40,000–48,000 | 15- to 30-storey towers delivered since 2019, parks, new schools, a mall. The city’s only pool of new stock; 4-5 rooms with parking and a safe room. |
| Lev HaPark, around the municipal park | 35,000–42,000 | 2000s-2010s buildings facing the big park, families, easy access to Route 4. Safe value, limited supply. |
| West (Raanana HaMaaravit), north-west | 34,000–42,000 | Residential neighborhoods of cottages and small buildings, well-regarded schools, close to Herzliya. Apartments scarce, houses expensive. |
| Kiryat Ganim, south-east | 30,000–36,000 | Raanana’s entry price: 1960s-80s buildings, TAMA 38 and pinui-binui under way, 4-rooms under ₪3.3M. |
| East, station area and Route 4 | 32,000–38,000 | 1980s-2000s buildings near Raanana station (Sharon line) and the highway access; mixed population, firm rents. |
In Israel the price per m² is quoted on gross area (walls included, often the balcony and a share of the common areas): a listing at 110 m² corresponds to 90-95 m² of usable space, about 970-1,020 sq ft; in the Neve Zemer towers the share of common areas (lobby, gym, parking) adds 8 to 12% (see gross vs net square meters). Raanana against the large cities: Israel real estate prices city by city.
The city of olim: where English speakers and French buyers settle
Raanana was built on two waves of immigration: English speakers (South Africans, Americans, British, Canadians) from the 1980s, then the French from the 2000s, with a clear acceleration since 2015. The result is a landing infrastructure few cities offer: primary and middle schools with absorption classes for children who do not yet speak Hebrew, well-regarded high schools, a municipal ulpan, synagogues of every Anglo and French rite, shops, doctors, accountants and lawyers who work in both languages, a municipal olim department. What this changes for the purchase: a family’s number one criterion is walking distance to the school and the shul, not the view; properties within ten minutes of the center sell faster and for more.
Three buyer profiles. The family making aliyah, which rents for a year then buys a 4-5 room in the center, Lev HaPark or Neve Zemer between ₪3.4M and ₪5M, with 75% financing and the oleh tax scale. The parent or grandparent who stayed in New York, London or Johannesburg, buying for children already settled or for a pied-à-terre near them, as a non-resident, weighing a 3-room in the center against a 4-room in Kiryat Ganim. The investor, rarer than in Netanya, targeting a 3-4 room let to newly arrived olim, at 2.8 to 3.3% gross and almost no vacancy. The full file for the oleh buyer is in buying as a new immigrant; for a purchase from the US, see buying property in Israel from the USA, and from the UK, buying from the UK.
Neve Zemer and new builds: cottages or apartments
Raanana was long a city of houses: cottages (terraced or semi-detached), villas on 500 m² plots, four-storey buildings. The land ran out in the 2010s, and new stock now comes from two sources. Neve Zemer, in the north of the city on both sides of Weizmann Avenue: several thousand homes in 15- to 30-storey towers, delivered in waves since 2019 and through 2028-2030, with parks, schools, a mall and bus lines to the station. This is where a new 4-room with parking and a safe room (mamad) sells between ₪4M and ₪4.8M, and a 5-room between ₪4.5M and ₪5.5M. Urban renewal next: TAMA 38 (reinforcement and added floors) and pinui-binui (demolition and rebuilding with the occupants rehoused) in Kiryat Ganim and the older streets of the center, at prices 10 to 20% below Neve Zemer new builds and with 3 to 6 year timelines.
Cottage or apartment? A 200 m² cottage with a garden trades at ₪7M to ₪10M and is financed on the same rules (75% for a resident, 50% for a non-resident); its upkeep, arnona (municipal tax) and insurance run two to three times an apartment’s, and many older houses sell for land value, to be demolished. A 5-room apartment in Neve Zemer gives the same number of bedrooms for half the price, with parking and an elevator, but service charges of ₪800 to ₪1,500 a month. For the off-plan buyer the framework is the Sale Law: bank guarantee on every instalment, balance indexed to the construction cost index (madad tshumot habniya), 20/80 schedules common, late penalties beyond 60 days; the detail is in buying off-plan from a developer and the comparison in new-build or second-hand.
In Neve Zemer, developer prices rarely include parking (₪120,000 to ₪220,000 per space), the storage room, or the developer’s legal fees (capped at about ₪5,500 + VAT for the buyer). Ask for the "all-in" price and the delivery schedule of the block’s schools and shops.
Points of vigilance specific to Raanana
- Aliyah timing and the purchase tax. The oleh scale applies to a purchase signed at the earliest one year before aliyah and at the latest seven years after, for signatures up to 15 January 2028. Many families sign in Raanana before they have their teudat oleh (immigrant certificate): the contract date is what counts, and a slip of a few weeks can cost ₪280,000 on a ₪3.6M property. Align it with the lawyer and the Jewish Agency or Nefesh B’Nefesh before signing.
- Financing an oleh with no Israeli credit history. Banks lend up to 75% to an oleh, but ask for provable income (an Israeli employment contract, or documented income abroad), an open Israeli bank account and the down payment on that account. A pre-approval (ishur ekroni) before the search avoids signing for a property the bank will then refuse: see mortgage for new olim.
- Cottages: permits and common areas. 1980s-2000s terraced houses have often been extended (floor, basement, enclosed pergola). An unpermitted extension blocks the mortgage; and in a cottage complex, the garden or the parking may be common areas with exclusive use, not owned. Ask the municipality for the building file and get the nesach Tabu (land registry extract).
- Kiryat Ganim resale: promised TAMA 38. A building "with a signed project" is worth more, but a signed project is neither a permit nor a construction site. Check progress at the municipality and read what the agreement imposes on the owners.
- Neve Zemer towers: charges and by-laws. ₪800 to ₪1,500 a month for a 4-5 room; read the condominium by-laws (takanon) and the house committee’s (vaad bayit) latest budget before signing.
- Zikaron dvarim. The preliminary agreement signed "to lock the property" is legally binding. In a tight market like Raanana the pressure to sign fast is strong: sign nothing before the lawyer has read the nesach Tabu.
The lawyer’s role, checks and fees: the real estate lawyer in Israel; to sign from abroad, power of attorney and remote purchase.

Raanana is the city where the oleh scale most often decides the purchase: the difference from a non-resident alone pays for the kitchen, the parking and two years of charges. A non-resident who becomes a tax resident within two years of the purchase is reclassified as "only home" and recovers the difference between 8% and the progressive scale; they do not recover the oleh scale if they did not have the status at purchase or within the following year. The detail is in mas rechisha 2026, and your own case in the purchase tax calculator.

Same property, same price: the oleh ties up half the cash, against a heavier monthly payment that assumes net income of about ₪40,000 a month (35-40% debt-to-income). A non-resident couple planning aliyah within the year therefore gains by signing as olim, or by signing as non-residents and requesting the "only home" reclassification after aliyah. Unlike a US closing there is no title insurance, no escrow fee and no transfer tax beyond the purchase tax. Each line item is in closing costs in Israel; run your own numbers in the Israeli mortgage calculator, and financing without an Israeli credit history is in mortgage for new olim.
Professionals on the ground
Raanana has one of the most complete English-speaking offerings in the country: agencies run by olim who know the schools and shuls street by street, mortgage brokers who specialise in olim and non-resident files, real estate lawyers trained in the US, the UK or South Africa and admitted to the Israeli bar, and the Neve Zemer developers with English- and French-speaking sales teams. We select them on three criteria: real estate specialisation, independence from sellers, and experience with remote transactions. The steps in order are in how to buy property in Israel, step by step.
Nearby: Herzliya 10 minutes away for the sea and the marina, Netanya 15 minutes away for cheaper new builds facing the sea, Tel Aviv 25 minutes away, Jerusalem for the country’s largest Anglo community.
Frequently asked questions
What do apartments cost in Raanana in 2026?
Between ₪30,000 and ₪50,000 per gross m² depending on the neighborhood and the building’s age, based on ranges observed on Madlan and Yad2 in Q3 2026. A resale 4-room in Kiryat Ganim trades between ₪2.8M and ₪3.3M; a recent 4-room in the center or Lev HaPark between ₪3.4M and ₪4.2M; a new 5-room in the Neve Zemer towers between ₪4M and ₪5M. Raanana is not in the CBS series of fifteen large cities: the average per apartment is in the order of ₪3.3M to ₪3.8M (≈ $920,000 to $1.05M) based on listings.
How much is a cottage in Raanana?
A cottage (a semi-detached or terraced house of 180 to 250 m² with a garden) trades between ₪7M and ₪10M in the western and northern neighborhoods, and ₪10M to ₪16M for a detached villa on 500 m² of land near Ahuza, based on 2026 listings. The land makes the price; many older houses sell to be demolished and rebuilt.
Why do so many olim choose Raanana?
For the landing infrastructure: schools with absorption classes (school ulpan), synagogues of American, South African, British and French rites, shops and doctors who work in English and French, and a municipality with a dedicated olim department. Add safety, parks, and a tech employment hub 10 minutes away (Herzliya Pituach, Kfar Saba, Hod HaSharon).
What is the tax difference between a non-resident and an oleh in Raanana?
On a ₪3.6M 4-room, a non-resident pays ₪288,000 in purchase tax (8%); an oleh buying their only home pays about ₪8,100 (0% up to ₪1,978,745, then 0.5%). The gap exceeds ₪279,000, and the oleh scale applies to a purchase signed up to one year before aliyah and up to seven years after, for signatures up to 15 January 2028.
Is Neve Zemer a good choice?
For new stock with parking, a safe room, an elevator and new schools, yes: it is the only Raanana neighborhood with plentiful supply, at ₪40-48k per m². The caveats: 20- to 30-storey towers with high service charges, a 20-25 minute walk to the center, and some blocks still under construction until 2028-2030. Families who want neighborhood life around Ahuza prefer resale in the center.
What rental yield can I expect in Raanana?
Between 2.8 and 3.3% gross for a 4-room let to a family, slightly more for a 3-room near the center let to young olim. A ₪3.6M 4-room rents for ₪8,500 to ₪10,000 a month. Rental demand is strong and steady, driven by olim who rent for a year or two before buying.
